Free Pre-Qualifications: Not only will we qualify you for a new home loan at no cost, but we will also analyze various programs or competing offers and deliver an honest opinion with supporting documentation of our findings. Many times what may appear to be the best deal based on rate is really the worst deal due to excessive closing costs or terms of the loan. We will work to find the best fit possible for your needs.
Local Lending Decisions: Most decisions on loan approval can be made while you are sitting at the Loan Officer's desk during application, within an hour of phone application or within 24 hours of an online application. You can achieve almost immediate peace of mind, versus waiting several weeks for an out-of-town underwriter to approve the loan.
Choice of Servicing: We will always give you the choice of having your loan serviced locally by us or having the loan brokered to secure the best available rate. Either way, we will be personally involved throughout the loan process and loan decisions will still be made locally through the bank.
Competitive Rates and Costs: We are willing to compare our rates and costs with anyone in the market and will give you a GFE (Good Faith Estimate) to prove it. Be careful of a lender not willing to disclose costs up front and in writing.

The following items are typically needed when you apply for a mortgage loan:
- Photo identification, such as a driver's license
- Last two years' W-2's and tax returns (all schedules)
- One month's worth of pay stubs
- If self-employed, last two years' business tax returns (all schedules)
- Last two months' bank statements
In Person: Just stop in at one of our six convenient locations to meet with a Loan Officer or to set up an appointment to discuss your mortgage options and start the application process. Over the Phone: Call one of our branches to speak directly to one of our Loan Officers and they will walk you through the application process.

Scott Swope is the Senior Vice-President of Mortgage Lending and has been with Flanagan State Bank since 2003. He grew up in Hudson and currently resides in Bloomington with his wife, Deanna and four children. Scott has a degree in Business Administration from Illinois Central College as well as a Bachelor of Science in Finance from Illinois State University. He was on the President's List at ICC and the Dean’s List at Illinois State. Additionally, Scott was a member of Illinois State University’s Phi Theta Kappa National Honor Society.
Scott takes a financial advisor approach to mortgage lending, realizing that a one-size loan is not right for everyone. Depending on the client's goals or situation, Scott will recommend several options and will lay them out side-by-side to discuss the benefits of each. Scott is also an income tax expert and can easily analyze complex tax returns; this can often make the difference on whether a loan is approved or not. Scott prides himself on making the mortgage process painless, with absolutely no surprises and is extremely proud that no one has ever complained at a closing that the costs, terms or conditions were not as presented at application.

Lee Ringenberg brings over 22 years of industry experience to his position at Flanagan State Bank. Prior to working for FSB, he spent ten years as the co-owner of a banking and mortgage providing operation, and then spent 12 additional years working in the lending industry. Lee attributes his success to his strong business principals including: honesty, integrity, excellence in service, and a strong focus on communication.
Lee grew up in Flanagan, IL where he graduated from Flanagan High School and then went on to attain an Associate's Degree in Marketing Management from ICC. In his free time he enjoys reading and golfing. He is happy to be a part of Flanagan State Bank and says that it is wonderful to be a part of a community of friends and family.

Marlin has 25+ years of experience in a number of different areas within Banking. He was born and raised on his family's farm in Iroquois County, IL where he continues to maintain partial ownership. He is the fourth generation to own the farm. Currently, he resides in Lexington, IL with his wife of 25+ years and his son and daughter, who are both attending the University of IL. He graduated from Illinois State University with an Agri Business degree and has been involved in Agriculture his entire life. Like many people who grew up on a farm he has experienced many different aspects of Agriculture ranging from milking cows, bailing hay, walking beans, de-tasseling corn, and constructing steel grain bins. He put himself through college working at a large grain farm in Iroquois county.
When not at work, Marlin enjoys sports, travel and working outdoors. He is an active member of the Lexington Community Church in Lexington. Marlin is a former President of the IL Mortgage Bankers Association. Professionally, he is excited about the opportunity to serve both current and future Flanagan State Bank customers.

Andy started with the bank in August 2013. He has 30+ years experience in sales and customer service, and spent several years working in the area of auto and equipment leasing. Andy enjoys working at the bank because we treat our customers like family.
Andy attended the University of Illinois in Springfield and graduated with a Bachelor's in Management. He spends his free time playing a variety of sports and enjoys contributing to his local community. Andy currently resides in Hudson, IL.

Doug Carls was born and raised in Flanagan, Illinois. Doug graduated from Illinois State University in 2000 with a major in Finance. He joined Flanagan State Bank as a Loan Officer in 1999 and currently works out of our main office in Flanagan.
Doug is also a licensed realtor and enjoys helping people find the right home to fit their needs. He is involved with a variety of things in the community, participating as a member in local clubs, and serving on the Board of Directors for several businesses. He enjoys fixing up homes in his spare time. Doug currently resides in Flanagan with his wife, Amber, and their two children.

Alex Betts graduated from El Paso High School in 1995 and went on to attend Illinois Central College in East Peoria. Alex worked for Rebbec Motor Company for three years before an opportunity for advancement moved him to Heller Chevrolet in Chenoa. He has been with Flanagan State Bank since 2000 and enjoys serving his hometown and surrounding communities.
Alex is a native of El Paso; his wife Julie and their daughters have always made their home there. Alex and his family are members of Community Bible Fellowship in El Paso where he enjoys working with the Jr. High youth. Alex also has interest in classic hot rods and Harley Davidson motorcycles.

Tim Koltveit was born and raised in Pontiac, where he currently lives. He attended Pontiac High School, where he was involved in FFA, band, and debate. He was also active in 4-H and Boy Scouts, where he became an Eagle Scout. Prior to working for Flanagan State Bank, Tim worked at Evenglow Inn, in Pontiac. Tim is a graduate of Augustana College, where he received a Bachelor's Degree in Business Administration and Business Finance. While at Augustana, he was the president of a social club and he worked at an organic farm.
Tim recently completed Agriculture Credit School in Ames, Iowa. He looks forward to continuing to increase his knowledge in the agricultural and mortgage lending fields. In his free time, Tim likes to boat, fish, and watch baseball and football. He still helps with 4-H and Boy Scouts in his spare time.

Kyle Koerner grew up in Le Roy as one of six siblings. He attended Le Roy High School, where he was very active in sports; playing basketball, baseball, and football. After high school, Kyle attended Eureka College, where he majored in Sports Management. During his years at Eureka, Kyle played baseball for the college team and was a member of Lambda Chi Alpha fraternity, where he eventually became Residential Advisor and President of their house.
Always dedicated to furthering his career, Kyle worked multiple jobs during high school and college. Prior to working for Flanagan State Bank, he worked as a sales associate at Hutch's Motor Co. in Le Roy, and as a credit manager at Wells Fargo Financial in Bloomington, IL. Kyle currently resides in Le Roy with his wife, Chelsey, and their daughter.
